Billed rates carry the contractor's insurance, truck, tools, overhead and profit, so they run 2 to 3.5 times the wage. Wages are the BLS OEWS May 2025 mean hourly wage for the Los Angeles-Long Beach-Anaheim metro (series OEUM0031080000000xxxxxx03, read through the BLS public API on 2026-09-26).

Billed-rate evidence: - Electrician. Angi's Los Angeles guide (March 2026) gives $58-115/hr for residential service work; HomeGuide's 2026 national range is $50-130. The $135 pick sits above both because this is a permitted commercial job for a C-10 shop, including Lutron RadioRA 3 programming. The $100 low end is the fair bid from a small shop. What is priced elsewhere and carries no line here: - Stone top. The fabricator's price (B-01F) includes fabrication, delivery and setting. Order it cut to the approved shop-drawing size (a 48 x 24 in rectangle with one eased edge), so it arrives with the carcass instead of 1-2 weeks after a site template. - Upholstery. Every seat is bought finished, so there is no upholstery labor. Only the pillow inserts need changing if Greg wants a firmer fill. - Booth refresh. The booth's two downlights are among the 8 in LB-08, its 10 ft of tape is in LB-10, and its 12 absorbers are in LB-26. - Piano delivery. K-01D covers the stair surcharge; the dealer's crew sets the piano.
Sequence and critical path (GC crew)
Twenty-two working days on site. With the dates in SCHEDULE.md that is Monday 2026-11-02 to Thursday 2026-12-03, 32 calendar days, because Thanksgiving takes two days out of the fourth week; without a holiday it is 30. The chain that sets the finish:

Float: the door enamel (day 13) and the bottle shelves can slip two days without moving the finish. Nothing on the chain above can slip without moving it.
Greg + one handyman on weekends
Greg and one handyman work Saturdays and Sundays, 8 hours each, 32 person-hours a weekend. The licensed electrician (103 h) and glazier (37 h) work the weekdays in between, and inspections happen on weekdays. There is no GC management time on this path. The 320.5 crew person-hours fill about ten weekends; the drying time for skim and plaster and the inspection gaps stretch that to twelve.

The weekend crew is the slow part: the paid handyman bills for half of every crew hour ($14,422 expected) and Greg supplies the other half unpaid. A handyman paid for more than $1,000 of work on a permitted job needs a CSLB license (B&P 7048 as amended by AB 2622, 2025), or must be TRC's W-2 employee with workers' comp.
What the hours assume
- Drywall on studs behind the fabric and a drywall ceiling on joists with room for 4 in remodel cans. A slab ceiling turns the 8 cans into surface cylinders and adds about 3 electrician hours for surface conduit.
- The floor under the oak LVP is flat enough for NuCore (3/16 in in 10 ft). Leveling compound over 30 sq ft adds about 4 flooring hours.
- The electrical panel has space for four 20A breakers. A subpanel adds a day of electrician time and about $1,800.
- Crew walks in with materials on site. Every long-lead item in SCHEDULE.md lands before the day that needs it.
