Gaps to measure on site

Merged from ../asset-findings.md section E and ../comms-findings.md section E, ordered by how hard each one blocks a builder-grade model and a real bid. Compiled 2026-09-10.

# Gap Why it blocks What closes it
1 A dimensioned survey of any kind. The 298.86 sq ft polygon is Greg's tape measurement typed into a brief. No DWG, PDF, DXF or scan exists on this machine. mdfind -name "floor plan" returns nothing. Every number downstream inherits its error, including the mirror panel schedule and the millwork. One Polycam LiDAR capture, or a CubiCasa phone video. See the recommendation below.
2 Door schedule. Three doors are asserted in the 2026-05-28 brief. One is modelled, at the bay corner. Two have no wall, no offset, no width. The bay door must stay clear, the Live Room door is the acoustic door, and the entry door decides where the bar can start. All three constrain the plan. For each door: wall, offset from a named corner, leaf width, leaf height, swing direction, threshold, and whether it is the acoustic door.
3 Ceiling reality above the 8.5 ft plane. Is 8.5 ft a structural slab or a dropped grid? What is the plenum depth? A cove, a tray ceiling and 12 to 16 recessed cans all need depth above the finished plane. Miles's ceiling speakers need it too. Lift one tile or one can and measure to structure. Photograph what is up there.
4 Electrical panel and circuit schedule for this room. No amperage, no circuit count, no panel location, no dedicated-audio-circuit inventory exists anywhere. project_trc_electrical_demand_plan.md has zero matches for "rehearsal". The ground loop, logged since 2025, cannot be diagnosed without it, and a DMX pack cannot be specified. This is the single most expensive unknown. Panel schedule photo, breaker list, which circuits feed the room, and where the nearest panel is.
5 The bay geometry, verified. The two canted returns run 12.19 to 15.58 over 2.0 ft and back over 1.8 ft. They are 30.5 and 28.0 degrees off axis, not the 45 degrees the shape suggests. These are the least likely numbers to be right and the most consequential for millwork and for a mirror wall. Tape the two diagonals and the bay face directly.

# Gap Why it matters
6 Wall build-up behind the grey stretched fabric. Resilient channel, room-within-a-room, or drywall with fabric-wrapped panels? Decides whether wall-mounting the monitors and hanging a mirror wall is trivial or structural. Elijah's long-term plan to flush the PMCs into the wall depends entirely on this.
7 HVAC. One supply grille is visible, high on the back pier, above door D-2. No return path, tonnage, duct routing or NC rating. A sealed lounge treatment could easily starve the room. Ten people in 299 sq ft is a real load.
8 Floor build-up. LVP or laminate over what, and is there an isolation layer? The 2026-05-27 brief's re-stain option is impossible on LVP, which nobody appears to have checked.
9 Existing lighting circuits and control. The moving head, the par cluster, the track heads and the two troffers are on unknown circuits and unknown control. Note that the rig was partly stripped on 2026-03-24 and moved to the Live Room. The 2026-05-27 brief assumes all of it can land on one DMX pack. Nobody has verified that, or confirmed what is even still hanging.
10 Structure at the back pier. The projecting bulkhead carrying the HVAC grille and the dome camera is unmodelled and unmeasured. It eats floor area that the 298.86 sq ft figure may or may not exclude.
11 Outlet, data and tie-line locations. Needed for the wall cable racks, the always-empty Furman plug, and the "fix the tie line" item.
12 Riser dimensions. Height, footprint, construction, and whether it is fixed or stacked. The 2026-05-27 brief calls it the second-most on-camera surface and proposes wrapping it.
13 Acoustic baseline. No RT60, no noise floor, no bleed measurement, despite "live-room bleed during big shows" being logged as renovation-level. Without a baseline nobody can say whether the treatment change is an improvement.
14 Ceiling-mount load capacity. For the moving head, the par cluster, any pendant, and a cove. Structural, and a safety item.
15 Which room the drum kit belongs in. The Gretsch Catalina Maple is on this room's inventory. The kit visible in the walkthrough is a Yamaha, in the adjoining booth. Every ideal-state render puts a kit in the main room. That is a 72 x 66 in footprint decision.

🟢 Nice to have.

# Gap
16 A current-state photo set. The only one on disk is 18 months old, taken from a single corner with the purple wash on. Elijah promised a per-corner set on 2026-09-05 and it never surfaced. Needs 8 to 12 clean, evenly lit frames with the lights up and a scale reference in frame.
17 Confirmation of what is physically in the room today against the 86 inventory rows. project_trc_audio_docs.md already flags the Midas M32 and the Turbosound tops as off-site-use-only for this room.
18 Whether the three PMC IB1s are three in the room, or two plus a spare.
19 The budget. Jacob asked for a quote on 2026-05-27 and no number was ever produced.
20 Elijah's answer to the 2026-09-09 gallery link. "Let me know which direction you like" is still unanswered.

Do not send anyone with a tape measure and a clipboard. One phone does the whole job.

First choice: Polycam. LiDAR capture on an iPhone Pro, which produces a vectorised floor plan, a Gaussian splat, and 1 to 2 cm accuracy against a Bosch laser. It closes gaps 1, 5, 10 and 12 in a single 15-minute pass and gives Astra real geometry to build against instead of a typed polygon.

Second choice, and the better hand-off deliverable: CubiCasa. About 5 minutes of phone video, a 2D plan back in under 24 hours with a stated 1 to 5 percent margin of error, delivered as DWG, PDF and JPG. A DWG is what a millworker actually wants.

Do both. They cost a combined afternoon and they retire five of the six blocking gaps. Scaniverse and KIRI Engine are named as alternates in /Users/gregspero/claude-grid/public/responses/2026-05-27-room-redesign-toolkit.html.

Gaps 4, 6 and 9 are not solved by any scan. They need a person with a screwdriver and a phone camera at the panel and above the ceiling.


Printable measurement checklist

Take one phone, one 25 ft tape, one laser measure, and a step ladder. Photograph everything you measure, with the tape in frame.
